Change Orders -- The Bane of All Construction Projects
More disputes arise and more adversarial positions are staked out because of actual or perceived changes in a construction project than for any other reason. Aggressive contractors will threaten slow-downs and work stoppages if they don't get paid. Overbearing owners will insist that unknown conditions, extra features, and an expanded project are covered by the original bid price.
A seemingly minor in-the-field alteration of a lateral support may, weeks or months later, change the route of a surface drain to a more expensive and even dangerous location. Many shop drawings, materials specifications, detailed plans and installation requirements are not known when the work is bid. New instructions arise instantly in the field through the superintendent or architect or owner's representative. One side may have no recourse except to make the change or get thrown off the job and lose the ensuing legal fight, or the contractor will have a valid claim for extras and the owner will bear the consequences. Informal change requests may be backed up by the full force of law; in other circumstances the impact of changes will be ignored by the courts, and claims for extra payment will not be enforced.

Phase I Environmental Surveys...

A Phase I environmental survey is a visual survey designed to disclose to a prospective purchaser some of the environmental risks associated with a building purchase.  Phase I environmental surveys are often required by banks before they will grant a mortgage on commercial properties.  The banks are concerned that past environmental problems have contaminated the property, and want to be sure there are no environmental liabilities associated with the property before they grant a mortgage.

Phase I environmental surveys are generally not required on residential properties, nor are they commonly performed on residential properties of fewer than four families.  If a house was never used for commercial purposes, there is probably little reason to have a Phase I environmental survey.

Most Phase I environmental surveys are conducted according to standards set forth by the  American Society for Testing and Materials (ASTM) .  Requirements include a visual survey of the site, a visual survey of the surrounding sites, and searches of federal, state, and local databases.  Because a Phase I environmental survey is a visual survey, underground problems will usually not be detected unless they have been recorded in some environmental database.

END OF LEASE INSPECTIONS

EXTERIOR Property Preservation INSPECTIONS
These inspections are done on houses that are applying for new or updated homeowner's insurance.  The inspector will report on the condition of the house take lots of pictures and measure the building for a diagram that will be drawn.  Some inspections require an interview with the client but most of them will not require the interview.

"Having an unoccupied home can create several insurance implications that typically are not covered under a standard homeowner’s policy."
Homeowner policies are meant to insure homes that are occupied, so they generally include exclusions for neglect or property abandonment on a home left vacant or unoccupied for a specified number of consecutive days, she said.
In insurance terms, a vacant home is one the resident has moved out of and taken his/her belongings with him/her. An unoccupied home is one where the resident is not staying at the home, but the furniture and other belongings remain.
Because vacant and unoccupied homes pose a higher risk for damage than occupied homes, insurance companies insure these properties differently and usually at a higher price.
These risks include break-ins, no emergency response and property liability. When a home has been unoccupied for awhile, it can show signs that nobody is around—unkempt lawn, full mailbox, no lights on—tipping off burglars to an easy target.
The cost of vacancy coverage depends on the company and state in which the property is located, but costs usually are higher than a typical homeowner’s policy due to the overall increase in risk.

HIGH VALUE HOME INSPECTIONS
Often times when an Insurance agency is going to insure a high dollar home they will send an inspector out to the home.  The inspector will fill out a form and take required pictures of the residence.  These are done for two reasons; one to determine value and the other is to help determine insurance risk. When a business wants to access credit reports they must meet certain criteria.  One is to have this type of inspection.  It is not only done to determine that the business is legit but to make sure that the business meets other criteria in order to access these confidential reports.  For example, they must have a password protected computer, a locked filing cabinet, a paper shredder as well as a few other things.  The inspector will fill out a form during the interview and take various pictures to show compliance with the rules.

Protect Your Property and Finances Against Earthquakes and Hurricanes

Prepare for an emergency. In case the power goes out or you have to evacuate your home, you need to be ready. Find out which items are must-haves for your emergency kit and get tips on preparing for an emergency from victims of other natural disasters, such as Hurricane Katrina.
Review your insurance coverage. Standard homeowners policies cover wind damage to a home
and its contents. Check your coverage, though, to make sure your home is insured for the amount it will cost to rebuild (not the market value) so there won't be any surprises during the claims process. Be prepared to file an insurance claim. You can speed up the repair process after a hurricane if

Give your insurance agent a detailed description of the damage to your property. Your agent will report the loss to your insurance company or to a qualified adjuster, who will contact you to arrange an inspection. Take photographs of the damaged property if it is safe to access the area. Photo documentation will help with the claims process and can assist the adjuster in the investigation.

Prepare a detailed inventory of all damaged or destroyed personal property and make two copies -- one for yourself and one for the adjuster. Your list should include a description of the items, dates of purchase or approximate age, cost at time of purchase and estimated replacement cost.  Collect canceled checks, invoices, receipts or other papers that will assist the adjuster in obtaining the value of the destroyed property.

Make whatever temporary repairs you can. Cover broken windows and damaged roofs and walls to prevent further destruction. Save the receipts for any supplies and materials you purchase as your insurance company will reimburse you for reasonable expenses in making temporary repairs.

Secure a detailed estimate for permanent repairs to your home or business from a licensed contractor and give it to the adjuster. The estimate should contain the proposed repairs, repair costs and replacement prices.

Keep a record of all expenses, such as hotel and restaurant receipts, if your home is severely damaged and you need to find other accommodations while repairs are being made. Homeowners policies will pay the costs of living away from home if it's been damaged by an insured disaster.

Homeowners insurance doesn't cover losses from flooding, which can also cause a lot of damage during a hurricane. For that, you'll need to get coverage from the federal government's National Flood Insurance Program. You can find price quotes and flood-risk information at FloodSmart.gov , and you can generally buy a policy through your homeowners insurance agent. But there's a 30-day waiting period before that coverage can take effect.
